Do I need a physical office address to register a Thai company?

Yes. Every Thai company must have a registered address when it is incorporated. However, this does not necessarily mean you need to rent your own office. Depending on your business, you may be able to use a virtual office, a rented office, or even your home address.

What We See In Practice

I'm just starting my business. Do I really need to rent an office before I can register my company?

Not necessarily. Many new business owners assume they need to have a full office lease before they can register their company. In reality, there are several options available, including virtual offices and even your home address. The best choice depends on how your business will operate and whether you plan to register for VAT, employ staff, or apply for business licences.
Every company registered in Thailand must have a registered address. This address is used by government authorities for company registration, tax registration, work permit applications, Social Security registration, and official correspondence. It can be a physical office, a virtual office, or even your own home, although condominiums may require permission from the juristic office before they can be used as a registered business address. A P.O. Box cannot be used as a company’s registered address.
Not every registered address is suitable for every purpose. For example, while a virtual office may be enough to register your company, some government registrations, including VAT and Social Security, require a physical office. If you plan to hire employees or apply for licences, it is worth checking that your registered address can be used for these purposes before deciding on a virtual office.
